Why Accurate Valuation Matters

Do you want to know how much your home is worth? With the ever-changing political and economic climate, combined with buyer confidence, it is important to understand the true value of your home before listing it on the market. Consulting with experienced agents provides the most reliable ways to assess your property’s value. While quick estimations on sites like Zoopla are useful, they do not always account for changing market conditions or unique circumstances like COVID-19 or trends in lifestyle changes.

Seeking professional advice from experts gives you, the seller, the benefits of:

  • A better understanding of how much to ask for your property based on the current market

  • Reduces risks of severely underpricing or overpricing

  • Attract more potential buyers to create competition, potentially selling your house for more

  • Selling becomes less stressful

However, always be wary of agents who overprice your property too high, Although tempting, it is seldom successful and often leaves your property sitting on the market for a longer period of time.

RE/MAX's Valuation Process Explained

At RE/MAX we focus on valuing the property relatively accurately to the true market value. RE/MAX may also propose an approach called “strategic underpricing” meaning to price your property slightly lower than the true market value, with good reason.

RE/MAX’s approach of strategic underpricing just slightly below the market value has proven to produce between two to three times more viewings than the traditional method of slightly pricing above the true market value. The underpricing approach can attract several interested parties, create more competition, and exceed the true market value. Delivering higher net returns than expected. RE/MAX associates estimate, markets, and negotiates the price on your behalf.

RE/MAX developed a 3 Point-Valuation Approach to ensure accuracy, transparency, and confidence of our clients:

  1. Evidence Based (Previous Sales):

    1. Gather initial property details - Address, type of house, number of beds, leasehold/freehold, dimensions and measurements of the property (SQFT), and previous purchase price.

  2. Fundamentals Based (Price Per Square Foot):

    1. Data-driven valuation - By combining your property's address, previous valuations, and past purchase history, we generate a reliable starting estimate of its current market worth.

    2. Important note - This figure is only a general price guide. it does not account for unique features such as interior finishes, renovations, or decorative details. For a precise valuation, we recommend consulting a local estate agent or surveyor.

    3. Square foot analysis - We also calculate value using your property's measurements, applying the average price per square foot to provide another useful benchmark for its potential market price.

  3. Market Based (Portal Comparison):

    1. To further provide an accurate estimate, we use your property’s purchase history and legitimate website portals like Zoopla to provide rough estimates of local house prices to ensure your home is valued fairly against today’s market.

We provide an accurate market value for your property, supported by updated data and information, and compare current listings and recent local sales of similar properties. When estimating the price for your home, RE/MAX’s associates gather information about your home specifications from energy to the total house dimensions and the neighborhood location to calculate an estimated price range.

A property inspection happens after the initial market and property research, a RE/MAX surveyor typically comes to view your property, upon the agreed meeting time, to inspect the condition and any special features to help give you the best worthy price. Keep in mind that valuations do not always reflect personal taste. Décor and design choices, while meaningful to you, are subjective and may not increase the property’s value.

A final valuation is created, the estimated price range for your property is backed by comparative market analysis, a pricing strategy, and from the RE/MAX associates own knowledge and experience through selling property, discussing it with you the client on what the next best step is to do. All that is left for you to do is accept, reject, or further discuss the offer.

Tips for Sellers

Selling a home can be overwhelming, but with the right guidance it makes all the difference. Here are a few of our tips to help sellers navigate the process with confidence:

Lounge: 17 Amersham Street

  • Added value features – from a new boiler, solar panels for energy efficiency, or extension to the house

  • Paint and refresh, giving the interior a neutral colour, and fix any issues like electrical faults, marked walls, or heating/plumbing issues

  • Declutter and clean, and maintain a simplistic or neutral décor for viewings and professional photography taking

Bedroom: Northill

This helps to sell your home faster and become more cost-effective. Buyers often decide within the first few minutes if a home feels right for them. Small minor fixes or upgrades will exponentially add value, with a perceived value of a well-taken care home – this can increase competitiveness and potentially exceed expectations.
